Yes, with the addition of margins, tabs, bold,. underline, et
al.--these special features will show up as extraneous bits of text.

Yeah.  The "carriage return" and "line feed" characters are used
differently, so paragraphs will appear incorrectly.  Nothing that
can't be fixed with a little time, though...

Although I once heard of a file extractor for use on ProDOS images
(that's what you'd need to get AppleWorks files out of a disk image
file), I don't think it ever came out.  You could, though, use an
emulator & (an image of) System Utilities, Copy ][+, etc. to convert
from ProDOS <-> DOS 3.3, and then use ViewDisk or Extract to get the
DOS 3.3 files outta the image.

I'd just get a terminal program and serial card for the borrowed Apple
//, and use a null-modem cable to xfer the files--the terminal program
may be able to fix the "carriage return"/"line feed" problem for you.
