Have you disassembled the joystick and tried cleaning the switches with a drop or
two of xylene?  If not, try applying a drop to each side, let it soak in, and work the 
switch.  This will clean the contacts.  It has worked for me.  Of course I am talking
about the tiny sealed switches inside the joystick, not the plastic button.
