GBBS Pro with null modem

Has anybody had any luck communicating from a PC using HyperTerminal
and GBBS Pro running on an Apple IIe?
I have successfully called it using a 1200 baud modem (boy, did that
seem slow). I have successfully transferred files between the two
systems using ASCII Express and the HyperTerminal, so I am pretty sure
my connection is OK.
I am using a SuperSerial card in slot 2. I have tried about every
modem on the GBBS Pro setup screen, but it will not go on-line with
the null modem (i.e. it doesn't display the twirling indicator in the
upper right corner of the screen, and it won't respond to keystrokes).
Like I said, it works OK with an actual modem attached, and also works
OK if I specify 'no modem'.
If anybody has any advice, I would appreciate it very much.

PS: I have tried a couple packages like BBS Server with no luck. BBS
Server advises me to make sure I can communicate directly with
HyperTerminal before attempting to use BBS Server, to insure it works
OK that way (which of course, it doesn't).
