Need advice on Applesoft conversion

I have an old program called "Real Estate Manager" that I bought for my
Apple ][+ 15 years ago.  I think it is written in Applesoft Basic.  I don't
have the ][+ anymore, but I still have a IIgs and a PC.  My IIgs has a
5-1/4" and a 3-1/2" floppy.  I would like to convert the Apple program which
resides on a 5-1/4" floppy for use on my PC.  I see that there are emulators
out there.

1) Where can I get instructions on how to do this?
2) How do I get the file from my IIgs to the PC? (The IIgs has no modem.)
3) In what file format should it be on the PC?
4) Once on the PC correctly what is the best emulator?
5) What have I missed?
