I would be interested in building a cheap localtalk hub! Or at least with
more specific instructions on how to use the three PhoneNet connectors I
have (does it require an actual phone line or do I just connect them using
phone cables? do I need all 4 wires in the cable or does it use 2 like a
standard telephone? can they be connected in parallel like telephones? can
I just use two unused phone line wires in the house?).

You need AppleShare 2.0 - 3.0.3 on the Mac. You need to install and set it
up for Apple II boot support. Both versions of AppleShare are found here:

User Name: appleshare
Password: appleshare
Use 2.0 for a System 6 computer and 3.0.3 for a System 7 and later computer.

It's called Shrink II.

I think it depends on what kind of 5.25 disk drive you have. If it's an
Apple II disk drive, you can only plug it in to the IIe card. If it's a
Mac one, it will work only if you have a floppy port (which seems to have
disappeared on relatively recent Macs). I think the serial number will
begin with an A for an Apple II one or an M for a Mac one, but I'm not
certain.
